Tenant FAQ’s
Do you require an Application Fee?
Each prospective adult, 18 years and older, must complete a separate rental application online regardless of marital status or credit history, no exceptions. At the time of submission, a processing fee of $45.00 for each applicant is required. The application fee is non-refundable once the application has been processed. We offer a PRE-SCREEN, which allows you to submit unverified application information that we can review in order to determine property best fit. We STRONGLYsuggest using our Pre-Screen services before submitting a formal application with fees assessed, as those are non-refundable.
Do you accept pets?
Pet policies vary from property to property. Please review each property’s amenity details for pet policies. We require a separate non-refundable pet deposit for all household pet occupants. We do comply with the provisions of the Fair Housing Act in regard to service and/or emotional support animals.
When is my Rent Due?
Rent is due on the 1st of each month and is considered late after the 7th day of the month. An automatic $75.00 late fee will be charged to your account and a Notice to Quit will be delivered to you on the 8th, with an associated posting fee, if payment is not received.
Do I need Renter’s Insurance?
Yes. All tenants are required to have $100,000 of liability coverage. Tenants have the option of shopping for their own policy or signing up for renters insurance through their TurboTenant portal.
Can I request a Move-Out Inspection?
All tenants have the right to a pre-move out inspection, scheduled no earlier than one week before their vacate date. A final inspection will be performed by the Property Manager on the final move-out day. The purpose of this initial inspection shall be to allow you an opportunity to remedy identified deficiencies, in a manner consistent with the rights and obligations of the parties under the rental agreement, to avoid deductions from the security deposit. Contact your Property Manager to arrange the pre-move out inspection.
How do I dispute my security deposit disposition?
We are committed to addressing any questions regarding a tenant security deposit disposition. All disputes must be submitted in writing within 30-days of receiving your security deposit disposition.
How long is the application process?
It will take approximately 1-2 working days to process an application. This may be longer if the application is incomplete, or references are difficult to contact. The application process is not first come first serve; the most qualified application will be selected for approval. However, if we receive a high volume of applications, all applications may not be screened.
How do I pay my Rent?
Tenants can pay rent through the online TurboTenant portal, through the mail, or in-person at our Downtown Grand Junction office. We accept checks (personal & cashiers), money orders, and cash payments. Paying through TurboTenant allows you to pay with your bank account FREE OF CHARGE, or with a credit/debit card (with an associated processing fee).
How do I submit a maintenance request?
Non-emergency requests should be submitted through the online TurboTenant portal where tenants can track the status of their maintenance requests. If your maintenance request is time sensitive, it is suggested that you call the office directly. If it is an emergency, contact 911 immediately.
How do I give my notice?
Tenants can submit their Notice to Vacate through their online TurboTenant portal or print a written notice.
When will I receive my security deposit refund?
A security deposit transmittal with itemized statement will be sent within 21-days of the tenant returning possession to the forwarding address and/or direct deposit information provided by the tenant.
