How do you determine the rent price for my property?

We will conduct a hassle-free market analysis of current listings and past rented comparable properties, all within the same approximate location of your property. We will give you our recommendation of market rent but ultimately, the listing price is your decision, and we work to obtain the maximum ROI on your investment.



 

How are maintenance repairs handled?

Pure Property Management has built strong, trusted relationships with maintenance contractors who are available on as-needed, scheduled and emergency basis.  Owners and tenants appreciate knowing that if something does need a quick repair, a reliable and familiar face is available to help. All maintenance repairs are handled in the most cost-effective way for the owner; we never pay for a repair or service over $200 without Owner authorization and are in communication with property Owners about maintenance issues, no matter how small they may seem. Should extensive repair work ever be needed, we maintain contacts with reputable licensed vendors throughout the Grand Valley. Our office has an on-call 24-hour emergency line if your tenant ever experiences an after-hours emergency.



 

How long will it take to rent my property?

The length of time can vary depending on the time of year and condition of the property. The better the condition of your property, the better it will show. Our professionally trained staff are experts in marketing your property to ensure great exposure to result in your property renting quickly. We suggest property owners allow 30 days to have the property rented, but we typically find renter(s) for your property within 1-2 weeks of listing.



 

How do you screen potential Tenants?

Our office partners with TransUnion to complete a thorough background check on all applicants 18 and over that will occupy your property. This includes a completed credit check, verification of employment, criminal background, eviction background and rental references. We have a reputation for attracting high quality tenants which ensures proper care of your property!



 

What records will I receive and how will I receive my funds?

Owners will receive a monthly itemized Owner Statements with Profit & Loss report that breaks down income and expenses. At year end, you will receive a final 1099 Owner Statement that you can use to prepare your yearly taxes. You have the option for our accounting team to direct deposit your owner distributions directly to your bank account for a truly carefree experience!
